Shell prices are guide figures for standard overlap nutec cladding, wooden floors, IBR roof, wooden doors and windows. All-inclusive estimates add council plans, NHBRC enrolment, electrical COC, plumbing, tiling and finishes. Contact us for a free itemised quote.
Your province and climate affects which roof is best. Here's what you need to know before deciding.
Our recommendation: For any structure 40m² and above used as a permanent residence or rental, we recommend a pitched roof. Coastal areas (Cape Town, Durban) need better rainwater runoff. Gauteng's hail also makes a proper pitched roof essential. For storage and small studios, flat roof is adequate.
Understanding these factors helps you budget accurately and avoid surprises.
The bigger the structure, the more materials and labour. Our all-inclusive rate starts from R8,500/m² in Cape Town and R9,000/m² in Gauteng for a fully compliant dwelling.
Pitched roof adds R8,000 to R25,000 over a flat roof depending on size. Recommended for your local climate conditions.
Wooden doors and windows are standard. Aluminium frames add R3,000 to R8,000 but offer better weather resistance for coastal Cape Town.
Wooden pallet floor is cheaper and movable. Concrete slab adds R15,000 to R30,000 but makes the structure permanent and more structurally sound.
Building plan submission and City of Cape Town approval is included in all our builds. This typically costs R12,000 to R25,000 when done independently.
Builds in Cape Town northern suburbs and Johannesburg have lower travel costs. Remote areas may attract a travel surcharge.
Real projects, real finishes. Every structure NHBRC enrolled with council-approved plans. Cape Town, Gauteng and beyond.

"Scotch Score gave us a full itemised quote upfront — no surprises. They built our 1-bedroom nutec flat in Durbanville for exactly what they quoted, including council plans and NHBRC. We now rent it out for R7,200 a month."
"I got 5 quotes for my 2-bedroom nutec house. Scotch Score wasn't the cheapest but they were the only NHBRC registered builder. The price was fair and everything was included — I paid what they quoted, nothing more."
"The pricing was transparent from day one. They explained exactly why their prices are higher than the shell builders — council plans, NHBRC, COC. Our nutec house is fully compliant and already insured."
Everything you need to know about nutec houses in South Africa before you get a quote.
A nutec studio starts from R85,000 all-inclusive across South Africa. A 1-bedroom from R180,000. A 2-bedroom from R320,000. A 3-bedroom family home from R480,000. All prices include council-approved plans, NHBRC enrolment, electrical COC, plumbing and interior finishes. Basic shells are cheaper but are not legally habitable.
A 2-bedroom nutec house starts from R320,000 all-inclusive across South Africa all-inclusive covering 60 to 80m². This includes council-approved plans, NHBRC enrolment, electrical COC, plumbing, tiling and all interior finishes. The per m² rate is from R8,500/m². A basic shell without compliance can cost as little as R90,000 for the same size, but cannot be legally rented, insured or financed.
Yes — 20 to 35% cheaper than equivalent brick and mortar construction. Nutec fibre cement is lighter, faster to install and requires less labour. In Cape Town, where brick construction labour costs are high, the saving is even more significant. A brick 2-bedroom would typically cost R450,000 to R600,000 fully compliant. A nutec equivalent starts from R320,000.
30 to 50 years or more when properly built. Nutec fibre cement is moisture-resistant, rot-proof and insect-resistant — ideal for South Africa's varied climate — from coastal Western Cape to the Highveld. The critical factor is a treated pine timber frame and correct waterproofing. Untreated timber frames in a Cape Town climate can fail within 5 to 10 years, which is why NHBRC-compliant construction matters.
Lower thermal mass than brick — addressed with proper insulation which we include in all builds. Potential noise transmission if not properly insulated. Perceived lower status than brick in some communities. None of these are significant issues in a properly built, NHBRC-compliant nutec house with correct insulation. The 20 to 35% cost saving over brick far outweighs these considerations for most clients.
Flat roof slopes in one direction — cheaper by R8,000 to R25,000, faster to build, suitable for storage and small studios. Pitched roof has an apex in the centre — better rainwater runoff, more aesthetically appealing, recommended for structures over 40m² in Cape Town's wet winter climate. For permanent residences and rental units in Cape Town, we always recommend a pitched roof.
Not a legally compliant habitable dwelling. R50,000 buys a basic storage wendy house of 9 to 15m² with no council plans, no electrical and no plumbing. A legally compliant nutec studio starts from R85,000 across South Africa. Structures built for less than this are shells that cannot be legally rented, cannot be insured and cannot be financed.
Yes. Any nutec or timber frame structure used as a habitable dwelling requires approved building plans from your local municipality. We handle the full submission process on your behalf — it is included in our price. Building without approved plans is illegal and the City of Cape Town actively enforces this. Unapproved structures can result in demolition orders, fines and title deed complications when you sell.
